Patina is a 29-story, 70-unit residential tower that represents a new approach in Chinese development to integrate lifestyle and community amenities into the development of the urban fabric. 

 
 
 
 

Designed by Tsao & McKown, the tower exceeds the brief typically assigned to residential projects. The building offers services that are specifically targeted to the family-oriented Kowloon neighborhood, known in Hong Kong for its school district. The resulting tower is an urban microcosm that offers neighborhood spaces to the public while building shared spaces and amenities within the residential zone.

 
 
 
 

T&M developed services and spaces to attract young families, such as after-school and daycare areas and a family-friendly pool. A desire to cater to modern healthy lifestyles inspired the provision of wellness and exercise areas as well as live/work offices.

 
 
 
 

The interiors re-imagine the typical private/public division within residential towers by offering personal storage outside of the residential units, thus maximizing the interior space of each unit. Space that was not ideal for residential units was set aside to create ‘personal vaults’ for each apartment where residents can store valued things they don’t need on a daily basis. Additionally, inspired by the butler’s pantry in luxury hotels, a gently illuminated light box beside each front door greets the family as not just a spot to leave and collect belongings (like rain shoes, strollers, and exercise gear), but also a heartfelt welcome to every visitor.
